Alanna Kabel introduced Margarita Iglesia , Senior Urban Designer for The Cecil Group, to present a preview of alternative redevelopment scenarios for revitalization of the Greater Wall Street Area.

Margarita indicated the study will focus on areas of greater Wall Street that have the potential to change. Preliminary results of their work indicate the following general areas meet this criteria: Courthouse Parking, Issac Street lot, corner of Wall and Main Streets, Smith Street, North Avenue, and Hoyt Street. Goals and objectives of the study are to change the perception of the area in order to bring new life to the area, to encourage a diversity of uses, to find innovative uses for the historic environment that presently exists in the area, to disperse parking and create pedestrian links that work well together and, most importantly, to plan for success. Preliminary research results indicate housing has a strong market potential with a retail component on Wall Street. The team is also looking at the possibility of two public anchor spaces in the greater Wall Street area.

Margarita also presented three alternative redevelopment programs for consideration. Alternative A, Site-Based Initiatives – Residential Development, shows the potential for various types of development in three clusters: Alternative B, Project-Scale Initiatives – Residential Development and Public Parking shows the potential for development in six clusters; and Alternative C, District-Scale Initiatives – Mixed Use Redevelopment, District-Scale Initiatives – Mixed Use Redevelopment, also shows the potential for development in six clusters.

The purpose of this evening’s public meeting (beginning at 7:30 pm in the Community Room of Norwalk City Hall) is to obtain public comment on the preliminary work of The Cecil Group and their Greater Wall Street Planning Update team.
