1) COPIES OF ANYTHING THAT YOU FEEL WILL SUPPORT YOUR ESTIMATE OF THE VALUE OF YOUR PROPERTY
2) A CONCISE STATEMENT OF THE VALUATION ISSUE.
3) SINGLE PROPERTY APPRAISALS - PLEASE NOTE THAT YOU SHOULD BE FULLY AWARE OF WHAT YOU BELIEVE TO BE THE MONTHLY RATE OF CHANGE IN VALUE SINCE THE TIME OF YOUR APPRAISAL UNTIL OCTOBER 1, 1998
4) SOME ISSUES:
A) INACCURATE DATA ON YOUR PROPERTY RECORD MAINTAINED IN THE OFFICE OF THE ASSESSOR
B) WETLANDS - PLEASE BE SURE TO INCLUDE A LETTER FROM THE CITY OF NORWALK CONSERVATION COMMISSION DESIGNEE REFLECTING THE AMOUNT OF WETLANDS AND/OR PROVIDE A SOIL SURVEY FROM A CERTIFIED SOIL SCIENTIST.
C) TOPOGRAPHY - PHOTOGRAPHS DEMONSTRATING THE SIGNIFICANT DIFFERENCE BETWEEN STREET LEVEL AND THE LEVEL OF YOUR LAND.
D) ROCK LEDGE - PHOTOGRAPHS DEMONSTRATING THE AMOUNT OF ROCK LEDGE AS A PERCENTAGE OF YOUR ENTIRE PROPERTY.
E) DEPRECIATION - PHOTOGRAPHS DEMONSTRATING A SIGNIFICANT AMOUNT OF MORE THAN AVERAGE STRUCTURAL WEAR AND TEAR.
F) LOCATION - PHOTOGRAPHS DEMONSTRATING ANY SIGNIFICANTLY NEGATIVE OR POSITIVE INFLUENCES IN ADDITION TO A MAP INDICATING HOW FAR AWAY THE ITEM MAY BE FROM YOUR PROPERTY.
G) VIEW - PHOTOGRAPHS DEMONSTRATING ANY SIGNIFICANTLY NEGATIVE OR POSITIVE ITEM THAT CAN BE SEEN FROM THE PROPERTY IN ADDITION TO A MAP INDICATING HOW FAR AWAY THE ITEM MAY BE.
H) TRAFFIC - DATE & TIME STAMPED PHOTOGRAPHS DEMONSTRATING THE AMOUNT OF HEAVY TRAFFIC ON VARIOUS DAYS AND AT VARIOUS TIMES THROUGHOUT THE WEEK, OR SIMILAR STUDY.
